Can Orange County's District 2 become a development haven?

Orange County's District 2 is facing a development issue where there is a demand for businesses, commercial and residential development. What keeps developers away are high impact fees, zoning challenges, and lack of response from county leadership. This in turn has added to the housing crisis in Orange County- leaving many without the access to affordable housing. 

Impact fees, for example, allow few developers into the county to build these affordable housing developments, while when cost is lowered, more developers are able to come in to build while also providing increased revenue for the county.

Impact fees now are relative to each project, but on average developers are paying $800 per square foot. Orange County District 2 candidate Chris Delgado, if elected, would advocate to see these impact fees lowered to, at most, half the current cost. This change would support a district that is friendly to developers, creating a more sustainable environment to promote more commercial and residential establishments.  Instead of locking out 40% of developers due to high costs, these changes would make Orange County a central hub for growth and development. 

More development in the community would provide more options for housing, but also for business and economic development. More business and economic development provides more opportunities for the community for better work and compensation. 

Too often, the term ‘affordable housing’ is stigmatized as Section 8-like developments. However a great deal of the individuals that live in affordable housing are a great deal of our workforce. Police officers, nurses, and other members are actually a large part of the individuals that live in these communities. 

County leadership should provide healthy relationships with developers to facilitate sustainable growth and opportunities for the citizens of that community. Doing this would bring more economic stability to the county, which in part protects jobs, higher wages, and revenue for the county- increasing the quality of life for citizens. 

Chris Delgado, with his business-centric mindset and focus on community first would advocate for these changes and see that each member of Orange County has access to the best opportunities to provide for themselves and their families.

    Workforce housing is vital. You make a great point. Congratulations.

    And ‘going’ to the polls is a obligation of citizenship.

    I haven’t decided who to vote for as yet, so this isn’t political.

    I wrote on Facebook to you with no response. When everyone signs to run for office a/he agrees not to post signs except on private property with permission. Your signs are on government property in medians and road banks throughout the county and on private property without permission. These signs cost thousands of tax dollars for our employees to pick clean up and the maintenance workers risk injury when they hit the signs and the signs damage the tractors.

    Just yesterday the supervisor for FDOT stopped her job to gather some of your signs and one of men needed with a broken machine. County had just cleaned out up dozens the day before last.

    Is this prudent stewardship of your donors’ funds?

    Please remove all the illegal signs so we can reconsider your platform on its true merits.

    So instead of increasing impact fees to help fund expanded roads and schools, you’d rather lower them in hopes it’ll bring more affordable housing? I don’t think thats how it works. I appreciate you mentioning the housing crisis and wanting to help expand on affordable housing, but bending over for developers by simply lowering impact fees isn’t it. Otherwise, great points.

    Decrease impact fees for affordable housing??!! The roads and schools are already underfunded for the amount of development that is happening!!! If they are not charged thru impact fees, guess who foots the bill for the development? The CURRENT TAXPAYER!!!! If this is your style of logic, please go back to California!!!!
