In its letter to the RSR HOA Board, Specialty states:
"At this time, we feel the current business relationship our team has with Rock Springs Ridge is not sustainable under our current agreement and it is in the best interest of Specialty Management to direct resources to other business opportunities.
It also left open the possibility of restructuring the agreement with a new Board.
"If the newly elected Board is interested in discussing ways that we could possibly restructure a new agreement that works well for both parties we would welcome that opportunity."
Current Board President Gary McSweeney also weighed in on the election. His opinion is that a new board could not advance the Letter of Intent it has with the Golf Group.
"We have been able to convince the golf group to allow RSR time through the election date to accept the LOI after which their offer will likely be withdrawn. The GG appraisal received for the golf land is $18-Million (undeveloped) which they are willing to swap debt-free with RSR for their acquisition of 51-acres of vacant Kelly Park Lands which are wrought with annual liability ownership issues for our community. The GG will not likely continue these negotiations with a NEW Board That has NOT been actively involved with these negotiations for the past 14-months. Everyone realizes this is NOT the time to present new Directors with NO vision nor alternate plans for the future of RSR into the negotiations. Michelle took the initiative to communicate with the Sand Wedge Loop Residents inviting them to meet with her and I together with a representative of the Golf Group to discuss a final GG LOI offer update submitted earlier this past week. This update enhanced their previous 200-foot land offer. Unfortunately, they refused to even meet and discuss this enhanced offer. They apparently are not interested in addressing and resolving this issue in any negotiated terms other than only their way which is void of any benefit to the other 1,308 homeowners in our community. This matter will be resolved by LOI vote or HOA Board Election at our annual HOA meeting on April 5, 2022. See you there."
Current Board Member Michelle Chase also posted her thoughts on social media before the election and disclosed in the post that she and McSweeney are paying an attorney to advise them on HOA matters despite having paid HOA representation.
"BALLOTS AND PROXIES HAVE ARRIVED! Please pay close attention to the instructions, you MUST SELECT 4 candidates or your vote will not count! I’ve heard some conversations around the neighborhood in regards to voting, cleaning house, etc... THAT IS EXACTLY WHAT THE OPPOSITION PLANNED AND HOPES FOR! Yes, there have been plenty of ugliness in the community and even within the board, and I am sorry for that. Please realize Gary and I have never wavered our position and persevered through all the opposing side tactics, and there have been acts that we will not disclose at this time. No one on this board wants HOA fees to increase and I believe we have proven we can more than afford ownership and no increase in HOA fees is necessary. Gary and I are both dedicated to preserving this green space, quality of life, and improving property values and that can only be achieved through ownership. Ownership of the lands establishes RSR. No development within our interior roads, ownership of 319 acres of land, and land well maintained to give RSR an instant facelift, which alone will increase everyone's value. Land ownership is a GUARANTEE in protecting the community from development, additional traffic, and loss of property value. Gary and I have remained focused and strong for this very reason. The only other way to achieve ownership is to assess every home for $6-7,000. So to the opposing side, as a resident that has a lot invested in my home, I ask you what is your plan to increase all of our home values? An abandoned eyesore remaining as the status quo is not going to do that, continued development threats don't increase value or quality of life. Will you personally guarantee that no building within the interior of RSR will NEVER be built? If this land acquisition isn’t completed and they receive greater development rights from a judge, is a sorry, I didn't think that would happen going to rectify for the losses the community would suffer in losses and the forever changed community? FACTS 1. Land ownership is affordable 2. HOA fees do not need to be increased due to the land acquisition 3. With this offer, we will still put millions in the bank, just over time but have more than the last offer long-term 4. Ownership is guaranteed protection 5. PONDS LINER LIFESPAN 200-400 YEARS 6. PROXY DID NOT EXPIRE 7. 12 ON SAND WEDGE ARE OFFERED A 200 FT (1/2 ACRE ADDITIONAL YARD TO NOT LOSE PROPERTY VALUE) 8. Golf group agreed yesterday to a masonry wall behind the 1/2 acre they are given (LOIto be updated) 9. Golf group agreed yesterday to an additional landscape stipend for the 12 (LOI to be updated) 10. Gary and I have been splitting a $400 per hour attorney to get HOA legal advice (we are not getting any direction from our HOA attorney) 11. It was my advice to not have contact with golf group during his negotiations not our attorney. However, the negotiation was over as the counter was fully rejected. 11. This is a win-win for everyone 12. Gary and I have proven we will not be deterred. Please Vote for the following individuals who are committed to working as a team in the best interest of the entire community! Gary McSweeney Michelle Chase Burt Fairchild David Marshall."
