Homes in Partnership breaking ground on 29 single-family homes in Zellwood

Nonprofit agency partners with USDA, HUD, Orange County to deliver homes under $250,000

On Thursday, Homes in Partnership, Inc. broke ground on the development of 29 single-family homes priced in the mid-$200,000s in the second phase of its affordable Holly Creek community in Zellwood. 

For very low-income individuals and families, monthly mortgage payments for the homes in Holly Creek IIB will be $1,200 or less, including taxes and insurance. The 1,281 to 1,533-square-foot homes are 100% financed with U.S. Department of Agriculture (USDA) Rural Development loans, one of the Homes in Partnership’s primary partnerships in delivering self-help housing.

Orange County has committed infrastructure funding for Holly Creek IIB through its Housing and Community Development Division. Homes will be constructed in 2024 – 2025 for occupancy beginning in 2025.

Since 2020, Homes in Partnership has built and provided homes to 157 individuals and families in Lake, Marion, Orange, and Sumter counties, with an additional 65 planned for 2024 – 2025.

Homes in Partnership works with potential home buyers through a housing counseling program with HUD-certified counselors to help them overcome barriers to home ownership. To qualify for a home with Homes in Partnership, residents need a two-year work history, stable income, good or repairable credit, and a commitment to contributing to the construction of their homes.
